Automated home values are math on public records. They pull square footage, bed and bath counts, and recent sales from the county, run a formula, and hand you a number. Sometimes it lands close. Often it doesn’t, because the formula has never been inside your home or stood on your lot.
After decades of pricing homes in Orange County, here’s what I look at that the algorithm can’t:
Condition and updates. A remodeled kitchen and a 1990s original can share the same tax record.
Lot, view, and privacy. Two homes on the same street can be worth very different amounts depending on what’s behind the fence.
Which sales truly compare. Not every nearby sale is a comparable. Picking the right ones is most of the job.
Permitted vs. unpermitted space. That converted garage or added room may or may not count, and buyers’ lenders will care.
Where the market is heading. Past sales tell you where prices were. Pricing a listing means reading where they’re going.
Layout and livability. Square footage doesn’t capture flow, natural light, or how a home actually lives.
If you’re thinking about selling in Anaheim Hills, Yorba Linda, Orange, Villa Park, Anaheim, or surrounding areas, I’ll walk the property, review the real comparables, and give you a price opinion grounded in real market data rather than a formula. No pressure.
